  • Do I have to be a student to live here?

    No, we rent to anyone who meets our rental qualifications! Please contact the office for a list of criteria we use to qualify applicants for residency in our community.


  • What does having an individual lease mean?

    Individual lease liability essentially means that your lease makes you responsible for only your specific bedroom and portion of the common area. Basically, you are not responsible for the payments of any other tenants.


  • What amenities does University Park have to offer?

    We offer a wide-range of amenities – so many, in fact, that there are probably too many to list in this FAQ. Here is a full, comprehensive list of all the amenities that we have to offer.

  • Are the apartments furnished?

    Yes, all of our units come fully furnished! For the common area, that includes: a couch, coffee table, end table, lounge chair, barstools, dining room table, dining room chairs, and even an in-unit full-sized washer and dryer. Each bedroom includes a mattress, bed frame, dresser, desk, and chair.


  • What size sheets should I bring?

    The bed size is Full XL but queen sheets do fit on the beds.

  • Is the furniture I see on the website what I can expect in my apartment?

    Yes, our website and online virtual tour will give you a pretty good idea of what to expect, especially in terms of the type of furniture in the units. We would also love for you to come and tour our clubhouse, model unit, and grounds, so you can see what your home would like for yourself!

  • Do you all have a one-bedroom apartment?

    No, we don’t have any one-bedroom floor plans, but we do lease by the bedroom. That means you are only responsible for your specific rent amount each month, so you get the common area and space that you’d get with a one-bedroom apartment at a much lower rate. You also don’t have to worry about responsibility for a roommate’s rental payments.



  • Are pets allowed?

    Yes! We are a pet-friendly community that loves furry creatures of all shapes and sizes. There is a non-refundable pet fee of $400. We allow one pet per lease agreement, and we do have a few breed restrictions. Please contact the office for a list of pet policies and breed restrictions.

    And as one of our most popular amenities, we even have our own dog park that features a section for larger dogs, a section for small dogs, and a wide variety of toys that your best friend is sure to love!

  • Which utilities are included?

    Cable, internet, and trash are included without any additional cost. Residents are responsible for electric, water, and sewage separately. Utilities are also determined by usage and provider rates, and split between all residents that are actively living in the unit. 

  • How long is the lease agreement?

    It depends on when you sign your lease agreement. Our lease terms are fixed and revolve around the academic calendar. All leases are written with a fixed lease end-term date, ending each year on July 31st.

  • Do you do 6-month lease agreements?

    Unfortunately, no, we do not offer 6-month lease agreements. We do have a relet option for anyone that needs to terminate their lease agreement early, and you can contact the leasing office for more specific details about our relet option.

  • Do I need to have a guarantor to sign a lease agreement?

    No, you do not necessarily need a guarantor, but it does depend on how you go about qualifying. Unless you qualify as an international student or self qualify, you will need a qualified guarantor in order to sign a lease agreement. Please contact the office and speak with a Leasing Consultant about the different ways to try and qualify.

  • Can I pay my installment online?

    Yes, our resident portal makes paying your installment online convenient and easy! Your resident portal also gives you the ability to submit any maintenance requests and view any upcoming resident events.

  • Is parking available?

    Yes, parking is available, and best of all, it’s free! We recommend you register your vehicle with the leasing office and obtain a parking pass. There is a limit of one vehicle per resident.



  • Is there a shuttle?

    There is a shuttle contracted through Knoxville Area Transit (KAT), that runs on a special route from University Park to the University of Tennessee’s campus. The shuttle runs every 30 minutes from 7 a.m. to 7 p.m. while classes are in session. A shuttle pass is $50 per semester, and you can pick one up at the Leasing Office with a check or money order.

  • Do you allow coed living?

    We do allow coed living, but it must be agreed upon by each resident in the unit. Each resident will have to come to the leasing office to sign a coed agreement before they are able to move-in.



  • Does my lease come with renter’s insurance?

    Your lease does not come with renter’s insurance, and our insurance will not cover your personal belongings or any other liabilities. We recommend purchasing your own renter’s insurance policy.



  • Are you hiring?

    It depends at any given time, but we are always looking for qualified candidates in advance of any specific job openings. We typically hire a number of part-time Leasing Consultants to assist in the day-to-day operations of the property. Hours and duties will vary. Contact the Leasing Office to see what positions may be available.
